Signs you need water heaters

If any of these sound familiar, it is worth getting looked at before it becomes a bigger job.

Hot water that runs out sooner than it used to

Rusty or metallic smelling hot water, but cold water that is clean

Rumbling or popping from the tank, usually sediment on the bottom

Water pooling around the base of the heater

A pilot or burner that will not stay lit

A tank past ten years old, which is around the point failure risk climbs sharply

So you know what you are paying for, and what questions are worth asking any plumber who quotes it.

Diagnose before condemning the tank

A thermostat, a heating element, a thermocouple, or an expansion tank can produce symptoms that look like a dead water heater. Those are repairs. A leaking tank is not.

Tank or tankless, honestly compared

Tankless removes the standby loss and the finite tank of hot water, but it needs adequate gas supply and correct venting, and the install is more involved. Which one is right depends on the property, not on which is newer.

Install it so it is serviceable

Correct venting, a working temperature and pressure relief line, expansion control, and clearances that let the next person actually service it. This is the part that gets skipped and the part that matters later.

How long should a water heater last?

A conventional tank heater is generally considered near the end of its service life at around ten to twelve years, and the risk of failure climbs sharply after that. Age alone is not a reason to replace a working heater, but it is a good reason to stop postponing the decision.

Does no hot water always mean a new water heater?

No. A failed thermostat, heating element, thermocouple, or expansion tank can produce symptoms that look like a dead water heater, and all of those are repairs. A tank leaking from the tank itself is the case that genuinely is a replacement.

Is tankless worth it?

Tankless removes standby heat loss and the finite tank of hot water, but it needs adequate gas supply and correct venting, so the installation is more involved than a like for like tank swap. Whether it is the right choice depends on the property and how the household uses hot water rather than on which technology is newer. We handle conversions from traditional tank types to modern tankless systems.

What is the popping or rumbling noise from my tank?

Usually sediment that has settled on the bottom of the tank, with water boiling underneath it. It makes the heater work harder and shortens its life, and in an older tank it is often a sign the unit is well into the back half of its service life.
