When to call

Signs you need tunneling and under slab repair

If any of these sound familiar, it is worth getting looked at before it becomes a bigger job.

A confirmed leak in a line that runs beneath the slab

A warm spot on the floor that moves with hot water use

Finished flooring you would rather not cut through, such as tile, stone, or hardwood

A sewer line under the slab that a camera has shown to be broken or separated

Foundation movement that has damaged the plumbing below it

A repair that needs several points along one run reached at once

How the work goes

What the job actually involves

So you know what you are paying for, and what questions are worth asking any plumber who quotes it.

Tunnel from outside, or break through the floor

A tunnel is dug from outside the foundation to reach the line beneath the slab. It costs more in excavation than cutting through the floor, and it avoids demolishing finished flooring, cabinets, and anything built on top of the slab. Which one makes sense depends on where the fault is and what is above it.

Reach the fault, not the whole run

Locating the fault precisely before digging is what decides the size of the job. This is why the camera and locate work comes first, and why it is worth doing properly.

Backfill so the slab stays supported

A tunnel is backfilled and compacted in stages. Done poorly, the ground under the foundation settles later and you have a structural problem on top of a plumbing bill.

Common Questions

Tunneling and under slab questions

Reaching failed lines beneath a foundation.

What is under slab tunneling?

A tunnel is dug from outside the foundation to reach a plumbing line running beneath the concrete slab, so the repair can be made without cutting through the floor above. Our specialized team of tunneling and plumbing pros are equipped with the necessary expertise and armed with the latest tools to locate and provide plumbing solutions.

Is tunneling better than breaking through the floor?

Neither is always right. Tunneling costs more in excavation but avoids demolishing finished flooring, cabinets, and anything built on the slab. Breaking through from inside is less excavation but means restoring whatever was above the repair. Where the fault sits and what is above it decides which makes sense.

Will tunneling under my house damage the foundation?

It should not, provided the tunnel is backfilled and compacted properly in stages. That step is what keeps the ground beneath the foundation supported afterwards, and skipping it is how a plumbing repair turns into a structural problem later.

How do you know where to dig?

The fault is located before any excavation starts, using leak detection equipment or a camera inspection depending on whether it is a supply or a drain line. Locating it accurately is what keeps the dig to the section that has actually failed.
